Our BUILDING INSPECTION Process

You’ve made it through the negotiations and you’ve got a contract on a property - there are only a couple steps left until it is yours.

The pest and building inspection step is an important one - not only because it can save you money and headaches down the track, but because it gives you the opportunity to get to know your new property better. Before you buy!

Our 20 years worth of building inspections have taught us the best process to help you navigate this tricky time.

STEP ONE

Call Cassandra - and ask all the questions you like.

She will then ask you for some details to get booked in.

  • Do you need both building and pest inspections? (we can organise both)

  • Do you want to come along?

  • What is your time frame? Do you have a due date?

  • Do you have any specific concerns at this stage?

  • The property details and name of the agent so that she can book access to the property

If you’re able to come along to the inspection - do!

We feel you will get more out of the experience by being present, as there will be more opportunities to ask questions and if you need some general building advice, Jason is qualified to help!

STEP TWO

JASON WILL INSPECT YOUR PROPERTY

  • Our inspections follow a set process but if you’re at the appointment, feel free to ask questions as they arise.

  • Jason will inspect the site and the exterior of the property first, going up onto the roof exterior as long as there isn’t any danger.

  • If you’re buying a unit, he will inspect every aspect of the common areas that pertain directly to your unit.

  • Next, he fully inspects the interior of the property, commenting on structural issues but also the minor maintenance-type defects to help you maintain your property into the future.

  • He will get into the roof space and the subfloor as long as there is access.

  • It is a good idea to check with the agent prior to the inspection to make sure access is made available.

STEP THREE

WE WILL EMAIL YOU YOUR REPORT WITHIN 24 HOURS

  • Jason writes up your building inspection report that evening. We have a guaranteed 24 hour turn-around time which should give you adequate time to read your report and take in the information.

  • In the reporting process, Jason will make comments with regards to rectifications that might be required and the severity of a defect.

  • Each report has a useful Summary Page that separates Minor Defects from Major Defects.

  • The reports are full of photos and recommendations and once you’ve read the report, you can call with any questions you may have.
