The property looks good so why is the building report so bad?

The truth is, the building report may not be as bad as you think…look closer at the summary section.

There are two summaries, one for major defects and one for minor defects. Chances are, if the home is more than 10 years old there will be minor defects listed and you can mostly classify those as maintenance items put there to help you move forward in your new home.

The major defects list is where you want to put your attention. If there’s nothing there, or nothing there that freaks you out, chances are the house is as good as you thought. This is generally the key to reading a building report without getting bogged down.

Having said that, good home maintenance is the key to home ownership and chances are if there is anything in the major defects summary, those things started off in the minor defects list once upon a time!
