Our Custom Home Construction Process
The design phase seeks to interpret your needs and wants as well as assess the block of land you’re building on. A few questions to ask at this stage:
- Do you have plans?
- Do you have Council Approval?
- What is your timeframe – possible commencement date?
- What is your budget and have you arranged finance?
If you don’t have answers to these questions, that’s fine but it’s good to start thinking along these lines at this stage. We can help you with design and sorting through the preliminaries.
Step 2 – DA Preparation and Lodgement
Dwell Building Services can provide you with a Development Application preparation and lodgement service – this stage involves liaising with a draftsman and our team of engineers to get your plans ready to lodge with Council. Then we complete the application for you to get your project to “Build Ready”.
Step 3 – Tendering and Costing
We put your project to tender with multiple suppliers/trades to get you the most competitive quotes. These figures along with your final specifications (ie. the finishes you want for your home, be they high-end or intermediate) come together to arrive at the final Contract Value upon which the contract will be based.
Step 4 – Construction Certificate and Insurance
The Construction Certificate from Council and the Home Warranty Insurance provided by icare (the government agency currently overseeing HWI) permits Dwell Building Services to commence works. Upon receipt of your deposit, works will commence.
Step 5 – Construction
The project starts
Step 6 – Certificate of Occupancy and Handover
Upon receipt of final payment a Certificate of Occupancy and keys to the home are exchanged and you take possession of your new home!
Step 7 – Defect and Remedy Stage
Any defects notes at handover are remedied over a period of approximately 13 weeks. At this point, every effort is made to ensure that you are completely satisfied with your build.
