Independence in building inspections doesn’t get talked about much but we can’t stress the point enough: Independence in building inspections is the most important thing you should be looking for as a buyer. If your building inspector is not fully independent of influence from the real estate transaction, you can’t be sure you’re getting the truth.

It’s all well and good to get a building inspector who is licensed and insured…it’s even more important than getting one who is experienced and accurate. But none of that matters if they are in the real estate agent’s pocket. At best you’ll get a watered-down version of the truth. At worst, you’ll get outright lies and fairy tales.

Some buyers feel that the real estate agent has something to lose if they influence the building inspector – that’s not so. Not yet. It’s a bad look, but they aren’t remotely responsible if misleading reporting causes you to buy a house you would not buy if you were aware of it’s true condition. Most real estate agents are lovely people. Of course they are. But they are human and they can’t help wanting your purchase to go through – that’s their pay day. You might well ask, “So how do I know who is honest?” Do your own research. If you’re looking for a referral, ask a friend/relative you know who has bought recently. Or ask Google and look for reviews.
